The list was occupied by neighboring homes in one of Adelaide’s most sought-after suburbs, and one of them is the biggest sale of all time.
Stunning homes, enthusiastic buyers, amazing deals – this has been a perfect year for real estate in Adelaide.
A four-bedroom home in one of the city’s most sought-after suburbs, a massive beachfront mansion and a timeless villa are among the top 10 bestsellers of 2021.
According to the latest data from realestate.com.au, which took into account only those homes listed on its website whose sales prices were revealed, there are six homes each selling for more than $4 million.
Located on a leafy promenade in St Georges, 23 Wootoona Tce sold for $6,080,000, making it the most expensive home purchased in Adelaide in 2021 under these criteria.
The four-bedroom, two-story home, built on a spacious 3,773 square meter plot, was sold by Brett Pilgrim and Leon Yuan of Harcourts Pilgrim in October of this year.
“The house is in a highly sought-after residential area, and given the high demand and low inventory, we are not surprised that it sold quickly, and for that amount,” Yuan said.
Mr. Yuan said that proximity to leading private schools remains a major determining factor for sales in the area as well as in the adjacent suburbs.
This particular location appears to have attracted buyers who cashed in from the house next door at 25 Wootoona Tce that sold for a verified $4,108,888. It’s also the fifth most expensive home sale of the year, according to realestate.com.au.
The second highest verified sale is a luxury beachfront mansion. According to realestate.com.au, 34 South Esplanade in Glenelg South have been sold for a verified $5,100,000.
Allan’s property manager Brad Allan, who sold the property with Zoe Murray, said the property growth in Adelaide has already been exceptional this year.
“It was expected to be a slow year for real estate in Adelaide, but it was just the opposite,” said Alan.
“Instead of slowing down, we’ve seen 20 percent growth and I doubt 2022 will see prices go down, even now.”
While beachfront homes have always been in demand, the majority of properties topping the premium price list this year are in the inner city suburbs.
Among them is a classic villa in Kensington Park. According to realestate.com.au, it is the third most expensive home ever sold for a verified sale of $4,500,000. This five-bedroom home at 382 The Parade boasts custom renovations “including a large landscape lift.”
Adelaide house prices have been in the headlines this year. A mansion in Medindie sold for a whopping eight figures but didn’t make it to this top sales list because the final price wasn’t revealed to realestate.com.au.
According to John Williams of Williams Real Estate, who led “millions of dollars in sales this year,” sellers are very tight-lipped about disclosing the final sale price.
“They like to keep the sale private and we respect that. We only sold five homes last week for over $5 million, but we haven’t disclosed it,” Williams said.
Two homes that he and his wife Stephanie Williams sold were among the best-sellers of the year.
According to realestate.com.au, sixth place is 17 Andrew Ave in Millswood, which sold for a verified $4,050,000 while 10 Porter Street in Parkside, in ninth, saw buyers who paid $3,700,000 for the home.
When it comes to real estate growth, experts say the pandemic hasn’t slowed sales.
If anything, the shutdowns or the thought of home isolation have made South Australians buy bigger properties and invest in spacious homes.
“As it becomes increasingly difficult to travel abroad, people want bigger and better homes to spend time in. This has led to an increased demand for luxury properties,” Williams said.
